Gross Floor Area (GFA)
Definition
The total floor area contained within a building measured to the external face of external walls, including all internal floors, common areas, service areas, mechanical spaces, and vertical penetrations like elevator shafts and stairwells. This measurement encompasses all enclosed spaces regardless of their function or occupancy status, from basement levels to rooftop structures, making it the most comprehensive measure of a building’s size.
Purpose
Calculate the total built-up area of a building for planning permissions, building regulations compliance, and development control. GFA serves as the primary metric for determining development intensity, building bulk controls, and compliance with planning regulations.
Examples of Use
- Determining floor area ratios for zoning compliance and development permissions.
- Calculating building density and coverage ratios for urban planning.
- Assessing development potential and maximum allowable construction on sites.
- Computing building permit fees and development charges.
- Evaluating property values and development feasibility.
Related Terms
- Net Floor Area (NFA)
- Plot Ratio
- Site Coverage
Notes
GFA is a fundamental metric in urban planning, real estate development, and building regulation. It forms the basis for many important calculations including development intensity, building efficiency ratios, and compliance with planning controls. The measurement methodology may vary between jurisdictions, particularly regarding the inclusion of certain spaces like basement areas or covered outdoor spaces.
